Keys
Keys are the responsibility of the residents and should not be transferred to other persons. Hunziker Property Management may charge up to $50.00 per trip to open locked doors. The charge for the replacement of any key is $10.00. Replacement of pool key is $25.00. LOCK CHANGE $50-$100.
 
Renters Insurance

Hunziker Property Management is not responsible for loss due to fire, wind, rain theft or accidents on the property or in the buildings.

Landlord is not an Insurer of Tenants person or possessions. Landlord shall not be liable for personal injury or death of Tenant, Tenant’s family or guests or damage of loss of Tenant’s personal property for any cause whatsoever. LANDLORD STRONGLY RECOMMENDS TENANT OBTAIN OWN INSURANCE.

If it becomes unlawful to occupy the premises due to fire or casualty damage, the Owner’s liability is limited to all prepaid rent and the security deposit.

 
Pets
No pets allowed, except where pre-approved. Upon 1 st violation tenant shall be subject to a $100 fine for any unapproved pet seen in their apartment. Upon 2 nd violation tenant shall be subject to eviction. Pet-sitting is prohibited. Contact office for approved pets and locations. If approved there is a $300 non-refundable pet fee and additional $20/mo in rent.
 
Parking

All cars in lots must be licensed and operable. Any car not, will be subject to towing at the owner’s expense. Washing and repair of motor vehicles anywhere on the premises is not allowed. Under no circumstances is a car or truck to be driven on the lawns. ($100 fine for any vehicle driven on the lawn) Boats, campers, trailers, or vehicles not used for daily transportation shall not be parked or stored on the premises without special permission of the management. Park in designated areas only. Parking in front of garage areas, driveway, etc. is prohibited. Violators will be subject to towing at the owner’s expense.

If your apartment complex has assigned parking places the following applies to you:

  • Be sure you are aware of your assigned parking space.
  • Do not park in any other parking space but the one you are assigned to or you might stand the chance of being ticketed and towed at your own expense.
  • If you do have ongoing problems with other tenants parking in your spot, you will need to:
    1. Have their car ticketed by the police and then have it towed (at owner’s expense).
    2. Contact our office immediately so we are aware of the situation.
 
Pool rules

If your complex has a swimming pool the following guidelines apply:

  • Pool Hours: 9:30 am – 8:30 pm
  • Please shower before entering pool
  • Children under 12 must be accompanied by an adult
  • Guests must be accompanied by a resident (limit 2 guests)
  • No diving – No alcohol – No bottles or glass
  • No horseplay in or around pool
  • No running on deck
  • No cut-off’s
  • Replacement of pool key $25.00

 Please be considerate of all those using the pool. We ask that you please advise us of any misuse of the pool or the equipment. For your benefit, we plan to periodically check the pool area. Please do not become offended if we ask to see your pool key.
