For Current Residents: Ames Apartment Sublease Policy

Hunziker residents are family, so we are sad to see any of our residents go. Before filling out the sublease form, please view and acknowledge the conditions and directions below. If you are a current resident looking to sublease your apartment and have a roommate that is not leaving the unit at the same time you are, it is not considered a sublease, but rather a roommate change. Directions for Subletting Your Unit

According to the terms of your lease, you are responsible for and must continue to pay for rent and utilities until your unit has been re-rented and the sublease agreement signed. Your sublease request is subject to Hunziker’s approval. In order to sublease your unit, please follow the directions below.


  • 1) Sign the Sublease Agreement

    To acknowledge your intent to sublease your unit, the sublease agreement must be signed and returned to your property manager. On the sublease agreement, you have two options for subleasing: you may find your own replacement subleaser or you may employ Hunziker Property Management to assist you with finding a subleaser. Different fees apply for each method (fees disclosed in the sublease agreement form). If you’d like to utilize both methods of finding a subleaser, you would not be required to pay both fees. You would simply pay the fee that corresponds to the method that is successful in finding a replacement tenant to finish out the terms of the lease.

  • 2) Prospective Tenant Application & Deposit

    An application and deposit must be received in our office from the prospective tenant(s). Original resident/leaser will be released from obligations only when the lease (not the application) has been signed.

  • 3) Pass Your Unit Inspection

    Your unit will be inspected following your move-out and key return. For the inspection, the following conditions must be met:

    • The unit must be empty of all personal belongings and it must be clean.
    • Your carpets were professionally cleaned using the extraction method prior to your move-in date. You are required to leave them in the same condition, less normal wear and tear. Failure to have your carpets clean on or before your move-out inspection date may result in additional costs charged by the carpet cleaning companies for the “Same Day” service.
    • Keys are to be returned at the time of inspection. If all keys are not returned at time of inspection a lock change will be made and charged against your deposit.

  • 4) New Tenant Deposit Requirements

    The new tenant will be required to deposit with Hunziker Property Management an amount equal to either one months rent, or in the event no verifiable rental history is available, amount equal to two months rent.

Once you have read the directions above, please download the PDF version of our Notice of Intent to Sublease form and print from your computer. Fill out the form to the best of your knowledge and submit to Hunziker Property Management at our office location.


Please Note: We charge a $100 fee for subleasing. This amount is deducted from your security deposit. You can also choose to employ us for $250 to assist with the subleasing of your unit. We will advertise and show your unit when employed. Please check with our office on maximum occupancy and student eligibility for your apartment.

Tips for Subletting Your Apartment

As soon as your sublessor signs their agreement with Hunziker, you (the original leasor) are released of your responsibilities as a tenant of that unit. This means that you don’t have to worry about finding the perfect new tenant; as long as they get approved by Hunziker, you are off the hook! 


If you want to make your sublease more appealing to potential sublessors, you are welcome to offer a signing bonus or incentive to the incoming tenant! This gives you the ability to up your value especially if you are in a hurry to find someone. Just inform Hunziker of your incentive, pay that incentive to us, and we will transfer it to the incoming tenant.

How to Apply

You can apply to sublease a unit through our online application, located within the property availability page of the unit you are wanting to rent. 

Resident Responsibility

As soon as your unit is re-rented and the new lease begins, the responsibility for the rented unit transfers from the original tenant to you (the sublessor). At that time, the original sublessor is released from resident obligations and responsibilities such as paying for rent and utilities.
